This page and this service exist for one purpose: to give you a calm, structured place to think clearly about whether selling your home right now is in your best interest — financially, practically, and personally.

There is no listing pitch, no commission at stake, and no expectation that you will sell. The goal is simply to help you arrive at a decision you feel comfortable standing behind.

The session is structured, but not rushed. We work through a clear framework so that by the end, you understand your options, the trade-offs, and what choice aligns best with your situation. I slow the decision down and remove noise before anything else.

  • Market-informed context — recent comparable sales, likely buyer profiles, and realistic ranges rather than attention-grabbing numbers.
  • Scenario modeling — what it looks like to sell, hold, rent, or improve the property, including the practical and financial implications of each path.
  • Risk and stress review — how each option may affect your cash flow, flexibility, and peace of mind over the next 3–5 years.
  • Decision clarity — a simple written summary of the discussion and a recommendation you can revisit after the call.

You are welcome to share documents or numbers in advance, but you do not need anything perfectly prepared. The goal is to make your decision feel less cloudy, not more complicated.

A one-time, flat-fee consultation focused entirely on whether selling your home is the right decision for you right now.

  • Fee: $500 (flat, no commissions, no hidden upsells).
  • Format: 75-minute video or phone session, plus a concise written summary.
  • Location: Available to U.S. homeowners. Time zones accommodated where possible.
  • Follow-up: You may email brief clarifying questions about the recommendation within 7 days.
  • Next steps: If you choose to sell, you remain free to work with any agent or approach you prefer.

If, during the first 15 minutes, we both agree that the session is not an appropriate fit for your situation, I will end the call and refund the fee.
